Home renovations on sale Materials costs are plunging, and contractors are begging for work. Suddenly that long-postponed remodel is looking like a smart idea.

(Money Magazine) -- If you're struggling to see a silver lining in the beaten-down real estate market, consider this one: It may be a rotten moment to sell your house, but if you've postponed a much needed renovation project on your home - replacing a rotting deck, repairing a leaky roof or updating an antiquated bathroom - now just might be the best time in years to tackle that task.

The reason: Costs are starting to drop - in some cases, sharply - on everything from building materials to contractors' fees as the economy weakens and housing prices tumble.

In fact, consumer spending on home improvements is off by 12% since peaking last year, according to Harvard's Joint Center for Housing Studies - and that works to the advantage of anyone willing and able to remodel now.

"It's hard for homeowners to think about spending on their houses when real estate values are falling," says Kermit Baker, a senior research fellow at Harvard who tracks remodeling trends. "But with contractors hungrier for business, you'll be able to negotiate better prices, win other concessions and hire better-quality contractors than you could a year or two ago."

Overall, experts say, you can expect to save at least 10% on the cost of a renovation and possibly a lot more, depending on where you live and the project you choose. And if prices on many remodeling materials continue to decline as projected over the next few months, the cost of home improvements should fall even further.

Yet another benefit: Putting money into needed repairs and updates now should help your home maintain its value even as other house prices keep falling.

Of course, not all renovations are created equal. Adding a home office or a swimming pool might be on your wish list, but these days neither is likely to give you much of a return on your investment.

With home prices still in a free fall, it's more critical than ever to understand which projects will return the most on your investment and how to negotiate the best deal with the pros you hire to do the job. The following strategies should help.

Cherry-pick your project

Understand this from the outset: No matter what kind of repair or renovation you undertake, you can't count on the payback you'd have gotten a few years ago when home prices were rising steadily.

According to a new study by Remodeling magazine, these days you can expect to recoup about two-thirds of your costs on a typical home improvement if you sell your home within a year after completing the job, compared with 87% in 2005, when home values were at their peak.

That means you have to be especially careful in choosing which jobs to do, considering the urgency of the need (if that roof is leaking, you really have to fix it now) as well as what you'll pay in material costs, how much of the total bill you may recover and any extra benefits you may get.

To the extent you have a choice, focus on projects with better-than-average returns that may yield additional savings in other ways. For example, installing new windows will cost $10,000 to $20,000 on average but return 75% to 80% of your investment (see "Payback time" above and to the right for the six projects with the best return).

And those improvements have the added benefit of making your home more energy-efficient, so you'll also save on your electricity and heating bills. Plus, you may qualify for tax credits that will further offset the cost of making the changes. A host of home improvement tax credits for windows, doors, insulation and roofing were added or extended in the recent bailout bill; for the complete list, go to energystar.gov.

Some exterior improvements also make a lot of sense right now thanks to sharply lower oil prices. That's because many petroleum-based products, such as asphalt and vinyl, are the core material in these renovations.

The costs of these products had soared recently along with the price of oil but have started to drop, making this the best time in a while to replace your aging roof, repave your driveway or redo your vinyl siding. (See "Building blocks at a discount" above and to the right for a look at recent price changes in key remodeling materials.)

Also think about limiting the scope of the project, since minor upgrades rather than major additions give you more bang for your buck today. For instance, if you modernize your bathroom, you can expect to recover about 75% of what you spent, but adding an entirely new bathroom will pay back only 64% of the cost of the job.

These days you'll find a glut of construction professionals vying for your business - a far cry from the situation a few years ago when it was impossible to get a reputable contractor to return your call and a six-month wait to start a kitchen remodel was the norm.

How low can you ask remodeling pros to go? According to a new survey by the contractor referral site Angie's List, 70% of home builders and remodelers are willing to drop prices at least 10%, and 30% say they'll give even steeper discounts.

"There's a larger pool of professionals fighting for these jobs, so a little negotiation may go a long way to get the best possible price for your project," says Angie Hicks, founder of Angie's List, which charges a monthly fee of $6 for access to customer reviews and references.

You'll have the most leverage in the areas that have been hit hardest by the housing slump. But no matter where you live, you should be able to strike a bargain (for tips, see "Hiring a Contractor" above and to the right).

Get bids from at least three remodelers, and insist that their quotes spell out all costs, including labor as well as materials (brand-name products where possible).

Let each pro know up front that you are comparison shopping and that price, in addition to quality craftsmanship, will play a key role in deciding whom you will work with. With the bids in hand, you can then compare prices and start negotiating.

Shopping around really paid off for Nancy Boris, who saved $2,800 on the cost of replacing the back patio of her 2,400-square-foot, three-bedroom home in Roseville, Calif.

Boris, a nurse case manager, got bids ranging from $2,400 (from a contractor who didn't have insurance or references) to $5,800. The highest bidder eventually came down $2,000 in price to $3,800, but Boris ended up going with a pro who had better references for $3,000.

3 Chemicals You Need (swimming pool)

Every pool owner has to deal with chemicals at some point in time.  When dealing with chemicals, there are a few things that you should know.  No matter how many chemicals you have, you should never attempt to mix them together.  Also, you should never try to add water to dry chemicals of any form.  Last but not least, you should never under any circumstances attempt to handle chemicals with your bare hands.

Traveling With Your Golden Retriever

When you decide to take him traveling for the first time, you should always give him food in small amounts throughout the day, while he adjusts to traveling.  If you feed him a lot of food before you head out, he may get sick in the car and have an accident.  By reducing the amount of food that he consumes, he’ll be much more in control of his bladder and himself.

When you are traveling, always plan to make frequent rest stops and allow your Golden Retriever time to relieve himself.  You should also take some time to exercise as well, stopping every few hours for bathroom breaks and exercise.  Golden Retrievers will hold themselves if they need to, although it isn’t good for them.  No matter how far you travel, you should always be kind to your dog and stop every so often to let him have some time.

Golden retriever1 A common mistake that many have made, and one you should avoid at all costs, is letting your Golden ride in a moving vehicle with his head out the window.  Although you may think this is a good idea, your Golden can easily get an eye, ear, or nose injury.  Cars and trucks move at very fast speeds, and something can pop up when you least expect it and do serious damage to your dog.

When you stop for a break or to fill up your car, you should never allow your Golden Retriever to be alone in the car with the windows up.  Even though you may crack the windows for him, the heat of summer can result in a heat stroke if you aren’t careful.  If your dog does get a heatstroke from being locked up in a hot car, he can easily die before you are able to return to the car.  If you simply must leave your dog in the car, make sure that you park in the shade and give him plenty of air.

As long as you do your part and take care of your Golden Retriever when you travel, he will love to travel with you.  Traveling is something that your Golden needs to get used to, although most adapt to it fairly quick.  Once you have taken your dog traveling with you, he will know when it’s time to travel and eventually learn to tell you when you need to stop so he can use the bathroom.

Most of the area consists of not much complicated mountain range such as Khaokaw Mountain Range, Tabard Mountain, Tachoat Mountain and Kampang Mountain. At the ridge of the mountains, 100-836 meters above sea level, is the border of Thai and Cambodia. The highest peak is Khaotabath Mountain Peak 836 meters above sea levels. The area is the source of canals such as Klong louk, Klong kaew, Klong hinpleang, Klong lue, Klong kajai, Klong malagor etc. Water in all of these canals flows to Klong sator and to the sea.

Climate

The weather in this area is tropical monsoon and influenced by southwestern monsoon in the rains and northeastern monsoon in winter. The area has productive forest that causes heavy continuous rain all the year round. The seasons are as follows.
Summer - starts from February to April
Rains - starts from May to October
Winter - starts from November to January

The area consists of rain forest which is the source of rivers and has many kinds of plants such as small shrubbery and 25-60-meter tree. The valuable trees in this area are Dipterocarpaceae, Marlabar ironwood, Sterculiaceae, Meliaceae, Lagerstromeae etc. And shrubberies found normally are ginger, galangal, rattan, palmae, bamboo, fishtail palm, and areca palm etc.
The surveyed area is naturally productive forest so that makes this area has a number of animals, for example, a great number of leeches in many wet places show that the area still has a great number of wildlife too.

The Psychology Behind Gardening

gardening I don’t know what it is about a garden that has always drawn humans to them. But they’ve always been very popular, and an integral part of peoples’ lifestyles. Most religions feature gardens as the settings for some of the biggest events According to Christianity, humanity was started in a garden and the son of God was resurrected in a garden. The Buddhist build gardens to allow nature to permeate their surroundings. Almost every major palace and government building has a garden. But what’s so great about them? They’re just a bunch of plants, after all.

Of course, the reasoning is fairly obvious behind why people grow food in gardens. It’s to eat! If you live off the fat of the land and actually survive on stuff from your garden, it’s easy to understand the reasoning. But I’m thinking about those people who plant flower gardens just for the sake of looking nice. There’s no immediate benefit that I can see; you just have a bunch of flowers in your yard! However, after thinking extensively about the motivation behind planting decorative gardens, I’ve conceived several possible theories.

vegetable-gardening I think one of the reasons people love gardens so much is that while we have a natural desire to progress and industrialize, deep within all of us is a primal love for nature. While this desire might not be as strong as the desire for modernism, it is still strong enough to compel us to create gardens, small outlets of nature, in the midst of all our hustle and bustle. Since being in nature is like regressing to an earlier stage of humanity, we too can regress to a time of comfort and utter happiness. This is why gardens are so relaxing and calming to be in. This is why gardens are a good place to meditate and do tai chi exercises. A garden is a way to quickly escape from the busy world.

I’ve thought at times that perhaps we as humans feel a sort of guilt driving us to restore nature and care for it. This guilt could stem from the knowledge that we, not personally but as a race, have destroyed so much of nature to get where we are today. It’s the least we can do to build a small garden in remembrance of all the trees we kill every day. It’s my theory that this is the underlying reason for most people to take up gardening as a hobby.

behrens-gate Gardening is definitely a healthy habit though, don’t get me wrong. Any hobby that provides physical exercise, helps the environment, and improves your diet can’t be a negative thing. So no matter what the underlying
psychological cause for gardening is, I think that everyone should continue to do so. In the USA especially, which is dealing with obesity and pollution as its two major problems, I think gardening can only serve
to improve the state of the world.

Of course I’m no psychologist; I’m just a curious gardener. I often stay up for hours wondering what makes me garden. What is it that makes me go outside for a few hours every day with my gardening tools, and facilitate
the small-time growth of plants that would grow naturally on their own? I may never know, but in this case ignorance truly is bliss.

Choosing a Home Construction or Remodeling Contractor

Choosing the right Contractor is the most important aspect of any home construction project. You must take your time and do your research to find a good qualified contractor if you want excellent quality at a fair price. When we built our new home we spent many hours finding the best contractors for each aspect of building our new home. We developed a method that served us well and it is as follows:

Determine exactly what you want done and write it down. This may sound a little basic at first blush, but it is so important. Remember what is not well defined is easily manipulated. If it is not in writing, it can be disputed. You do two things when you define your project in detail, and in writing. You find any missing aspects that you may have overlooked and you have good definition and expectations for your contractor.

Get three (3) bids for each trade that you will hire. Never rely on one bid, and always meet the contractor face to face at the site where the work is to be done. If you are uncomfortable with the contractor when they are bidding the job how is it going to be when the two of you have to work out the details of your project. Remember cheaper is not always better!

Ask each contractor for references and make sure they are bonded and insured. Check their references and call the BBB (Better Business Bureau) in your area to see if they have any outstanding complaints.

Make sure they don''t sub the work out to a contractor that is not insured or bonded. It is very common for a contract company to sub out work to contractors that are not insured and bonded. Another danger of the contractor subbing work out is if they don''t pay their sub, the sub can put a mechanics lien on your house and you will have to pay even if you have already paid the contractor.

Set a definite timeframe for the work to begin and for completion and get it in writing. Nothing is worse than to have a project drag on not knowing when they are going to show up and finish.

Never, ever pay for the entire project in advance. If you do the contractor has no incentive to finish or even start. When you no longer have the money you are no longer in control! It is customary with most contractors that you pay a portion up front. On a large project hold back as much money as you can until the end. The incentive to finish must be motivated by the cash at the end of the project.

Most people think building their own home involves vast knowledge of all aspects of the home building process. The impression of most people is they don''t really know enough to build their own home. They are the managers that have day-to-day contact with the subs. This process is not really complicated.

So what is so mysterious about building your own home? What do the builders have access to that you don''t? Nothing, this is the fact that not to many people know. I built my own home. Am I some kind of rocket scientist, not hardly? The fact is you can save thousands of dollars and have the home of your dreams. We saved 40% and have a beautiful home that is exactly what we wanted.

You have access to the Building Contractors, House Plans, land, materials and financing. You just don''t know it! You see the General Contractors just put it all together and present it to the masses, at a hefty markup of course!

Building your own home is very similar to all the other important tasks that you have mastered in your life. You study the information follow a process and commit to the task. Is it easy no, is it worth it, yes.
